OK, so you ask us, why it's so cheap? Call the broker and ask them, man!

1978 35' Steel ketch, "Tucker Charybdis", Cdn $19.9K (<US $16K).
https://www.kijiji.ca/v-sailboat/pet...nce/1567725971
Boat in Carentan, France, owner in Peterborough, Ontario. Interesting tale.
There's some decent gear on this boat, and, as the owner says "little to no plumbing aboard, and the electrical system is very rudimentary."
Any steel heads have comments?

1983 Aloha 8.5 (28') in Kingston, Ontario Cdn $ 29,900 (<US $24K).

These boats have a good reputation. Perhaps not for ocean crossing, but a good boat for Lake Ontario and perhaps for travel to the Caribbean.
It looks like it's well kept.
(This may ultimately go for $25K Cdn. He was asking $35K before.)

I own one of these. They are sturdy little boats, suitable for coastal cruising. This particular example seems to be very simple, few of the "upgrades" are any more than replacements of existing gear.
No anchor windlass, apparently original upholstery, fixed ports (I think), propane fridge(!). (It does have the finest collection of chandlery tchotchkes in brass that I've ever seen!)
I have no experience with a "2.5 diesel" - it is a squeeze to fit a Yanmar 3 cyl in these boats.
Should go for a lot less than $25K. Check for leaks, and if the hull and deck haven't been painted, they'll need it.

Re: Boats Less Than $30K Recent Noteworthy Finds
It seems like a lot of Canadian sailors are selling up! (Winter is coming!)
1964 Gulf 40 Cheoy Lee, in Ottawa, Ontario, Cdn $30K (~US$24K).

Lots of gear, but basic. If this boat is in West End Ottawa (BYC - Britannia YC?) it will have to be trucked out, as that is landlocked.

If you have a yard and a shop and a big truck and trailer, and you had plenty of time, energy and money, you could probably find lots of good deals.

Re: Boats Less Than $30K Recent Noteworthy Finds
Well I have mine outside my shop on my property to do my total refit. Slip rent $400. Haulout $500. Lay days $100 a day after 5 days. If I had to do some of the stuff I'm doing in the water, I would be driving 45 minutes one way, measuring, going back home and hopefully getting the tanks constructed correctly the first time. Driving back 45 minutes and so on.
I boat the boat for a very low price. Maybe you have one of those zero maintenance boats that do not require energy or money.

I'm not clear if this qualifies or not, I'm not familiar with the Hunters at all but she's definitely below the 30k mark. It's typically a good sign if her current skipper is willing to go out with you for the next 6 months or so.

I think at this age, if a boat has survived in a decent shape, it's down to the owner's diligence and thoroughness. If you see any short cuts have been taken, walk away.
