May I suggest, based on what you just wrote taken literally, that this could be considered an unusual emotion.

As the boat owner, it is your responsibility to be ruthless and find everything.

After all, it is a safety issue as your job as "captain."

Don't be nervous. The issues aren't going to magically go away. Get busy. The more you fix now the less you'll have to do later.

You must know some things, or else you wouldn't have been able to find all you did!

Look on the bright side.

It's a necessity as a boat owner.

25ish years ago a young guy put a 50 footish pretty old wooden cabin cruiser in a slip in front of us. That boat listed maybe 10 or 15 degrees one way or the other. It was due to the galley and two heads were on the same side and all three had been beautifully outfitted with old school fully 1 1/2 inch thick granite counter tops. He solved it very quickly by putting several sandbags on the other side under some settees and in cabinets. Easy peasy.

Great suggestion! I hadn't thought of simple sand and I'm fairly sure that's a lot cheaper than lead.

You might also want to consider the location and contents of the water and holding tanks. They will add a lot of weight which will fluctuate and affect the listing.

For the list of the vessel: try to check again with empty tanks. No fuel, water, holding tanks empty.
Is there any heavy equipment (e.g. generator) installed after purchase and not centered?*

Already fixed the propane leak.

The ball valve (probably not the correct name) is a device that prevents back-flow once water is pulled out of the boat. When it was locked up, I'd turn off the pump and about a gallon of water would flow back into the bilge from the hose.
It's normal for a bilge pump to flow a bit of water back once the pump stops. This would be the water in the hose section from the pump up to the high point. There should be no check valve in the hose after the bilge pump. these can collect junk and cause a blockage. Also the hose should be a smooth wall hose to reduce any friction slowing the flow of water.

For the VHF this could be just a corroded connection on the antenna lead, or the antenna itself.

So what does the report say about things like the rudder and steering, mast, hull and deck, standing rigging etc? in other words the important bits.

Most of these things you have listed are minor and easy fixes. Just put a punch list together and one long weekend will reduce the size of that list significantly. I have a Beneteu 382 of about the same vintage. It has a Westerbeke 42B and Raymarine 7000 autopilot. I'd be happy to offer any advice I can with your problems. I have had this boat for over 10 years and have been very happy with it.
