The other part of having right outside the door is you sail a lot more - our boat is fully ready to go all the time except for food. It only takes a couple of minutes to empty the house refrigerator and stock the food in the boat refrigerator.

Course - what's a $million between friends?

At Liberty Landing in New York harbor, $11,000 per year liveaboard, water, once a year lift with power wash included. Floating dock, nice showers, 2 great restaurants , great views.

Rural marina on ICW, Pamlico Sound in NC.
Great hurricane hole. Full service boatyard in the cove.
Modest clubhouse with showers/laundry/AC/TV
Finger piers swing like rope bridges.
$6 / ft / month + $5 month electricity. $75/mo electric if liveaboard.

Beautiful condo complex overlooking Beaufort Inlet, downtown Beaufort and Carrot Island. Every conceivable convenience including sauna, awesome clubhouse, hot tub, pool, wifi, cable, fuel pumped at your slip etc. There are a few 2BR to 3BR condos that rent by the week for about $1300 and up which is very convenient to arrange a summer family get together. Adjoins a public beach that is great for walking. Clean bathrooms. Secure. Quiet after 12 PM even on holidays. Floating sapele docks with large finger piers. Great fishing off the dock.

Only a few liveaboards, must own the slip or be a long term renter. The complex is very lightly used outside of the summer months. Transient slips available on per foot basis- about $500 a week in the summer. Slips peaked at $180,000 then crashed to $60K during the economic downturn and are staying at that level. DOA fees about $250 monthly with infrequent $500 surcharges.

Really I can't think of anything I don't like about it except the usual condo commandos stuff. Strong current requires planning around tide changes, but I have two boats to sail along with my dock queen.

That is precisely the strategy I am using on my wife - if we spend a MILLION on the condo then we could sail more often. And, I'd save the $215/month the marina we live in wants to charge us to keep the sailing dinghy close by. The condo slip is big enough for our 40' cutter and the smaller dinghy.

Seems logical to me!

Mexico got really expensive. I was paying $550.@month at Marina De La Paz which was the cheapest in the Sea of Cortez. I was getting dental work done and did not want to dinghy back and forth.
This year I will anchor out almost exclusively and go back on the hard up near San Carlos at $115 @ month during hurricane season (June to November). It has become so ridiculous in Ca. with slip rent and boat tax (they actually tax you on the dirt under the water) that if I ever bring my vessel back to the US, it will be to sell her.
