Post Survey Review Question (Please Advise)

I am currently in the market for a sailing Catamaran. I have come across a "well Equipped" 1999 Manta 40. This boat checks many of the boxes but the survey does have a few issues listed. The Port Side Engine Temp Alarm is reported to be sounding but under the visual inspection with a temp gun engine temps are normal according to owner.

I attached a PDF of the Survey. The water pump">raw water pump is leaking perhaps. I am only gauging opinions to see if it would be worth my time to fly from to TX to FL to inspect this boat further. I am by no mean and expert sailor.

Volvo water pumps leak to protect the bearing inside, its probably from the wear hole. Perhaps $250 for replacement if it can't be overhauled.

More concerning is the osmosis identified all over the underwater surfaces. Disappointing on a 1999 boat. If you have it repaired, it will be expensive and a long job drying it out, then replacing the gelcoat with something else. This is probably why the surveyor downgraded the asking price to $267k.

The inspection took place in May 2021. Anything could have happened between then and now, like hurricane damage, so you will need to have your own survey done should you wish to proceed.

Me? yes I would proceed, but want a big reduction on the price to take into account of the osmosis.

Whenever I see a survey report I go straight to the electrical system as that section tend to inform on thoroughness. This one leaves some questions.

Does the panel have a polarity indicator ?
Are AC and DC on the same panel ? If so is there physical separation ?
Is there a galvanic isolator ?
Is there and RCD ?
Is there an ELCI ?
Are the neutral grounds bonded ?
Is the AC ground bonded to the DC ground ?
Is there lightning bonding ?
Are underwater metals bonded ?
Are the batteries in electrolyte resistant trays/boxes ?
Are the batteries fuse protected ?
Are the inverters chassis grounded ?
Is the water heater also connected to heat exchanger ?
Are stove burners fitted with thermocouples ?
In photo#6 there is a piece of equipment with what appears to be a ground lug with no ground wire attached.

I am thinking I will keep searching. Hopefully find something in Texas so I don't have to make the flight.
