Anyone with info on Heritage West Indies 38' ?

I thank everyone in advance for their comments and patience with my random (and often ignorant) questions - but I have found these forums to be one of the best resources for my research. We have all but decided on a CSY 44, and are awaiting the sale of our house to make the leap.In the meantime ....
I've come across an apparent 'deal' on this Heritage West Indies 38.

I've found that this boat was designed by Charlie Morgan (for Catalina???), has some type of iron bracing that rusts - but that is about it. Negatives I see on this one are the small cockpit,somewhat lacking ventilation, poor access to chart table, and the year or so worth of work that it needs (fixer upper ).

Main benefits are newer (upgraded) rigging, and that it can be had for under $10,000. I'm guessing another 10,000 to 20,000 would make this a desireable boat - but that seems to bring me very close to the price that I can buy one for (not in need of so much work)

Anyone with info on this boat? Sailing abilities? Offshore capabilities - what would need to be done to make this offshore capable? Weak areas?

I wouldn't be that optimistic. By the time you get into new safety equipment you could say that for any boat that has been used. I would add on top of the 10-20 anything you can estimate to get closer.

Actually the CSY 44 sounds like a great choice. You can find those with a great deal of work already completed.
