Live Aboard Group Investment Opportunity
I'm seeking like minded boat lovers that have an interest in living aboard their yachts as well as investing in a private community. I've located a piece of property that is simply perfect. Includes boat dock, private beach, 360 degree views on bay, private drive, gated and electronic access, fully fenced with private beach. Location is about as good as it gets. And the fishing as well as off boat living environment just doesn't get any better then this. I'd like to form an investment group on equal terms, with like minded lovers of life and the aqua blue waters of the Gulf of Mexico located on a large bay, safe area, quite and only 1/4 mile from the jetties. Bike trails, shopping within blocks, with possible private marina for 30-60 slips. This is a great opportunity for like minded beach lovers to settle into a community of others that share the love of the sea! Please comment or message me if interested for more details. Well, I did start a similar thread about 2 weeks ago under the Liveaboards Forum, so I would like to hear some of the ideas that you have.
You might want to check it out, where are lots of pro's and con's listed from a great bunch of cruisers on this forum.

Interesting idea. I'd be interested in a seasonal place someplace warm (unlike Lk. Superior), like a Marina in that it had all marina amenities including AC clubhouse with kitchen, BR's, pumpout facilities, perhaps fuel dock. We'd "own" the moorings, I presume. it wouldn't take a large piece of property thus relatively low maintenace and taxes. How about just buying a marina?

 AWW We have all that (except the beach) already, it's called Bayou Side property In South Louisiana, 90ft with dock and power, parking. And a hurrycane proof local Marina, 15,000 bucks Not tryin to kill the thread but It's true!!!

i think i would prefer to do something like that in lousyana or an island somewhere really nice. fla is just fla. louseyanna has n'awleenz\
but one would have to catch me and threaten me with death or worse before i would consider JOINING a COMMUNITY of snotty yotties.. sorry. truth. one reason i didnt move into a regulated apartment complex. to much intrusion.
doing this to make sure i am away from community has to be homogenous regulations. not being a sheeple, i see no attraction in or for being herded.

Just like in the thread I started there are a lot of 'carts' being placed in front of the 'horse'.
Signature260, can you lay out your ideas for us? I would think that if you were truly looking for partnerships that you will consider 'level headed business ideas' from your partners...am I correct? I have found I have hundreds of ideas...but 'hundreds' are a little to much!
From my thread I have found that there are a lot of people that like the idea...but just haven't given it to much thought.

The organization can be structured a number of different ways.
Corporation? Coop? Condo? HOA? Limited partnership? etc. etc.
First thing to do is define what your objectives are. From there, a business plan needs to evolve. From that one can determine how to best go about to achieve the objectives. But those objectives need to be in writing, not just ideas floating around.

After spending many years on a home owner's association board. You really need get some clear definitions going in. With a new board that we took over from the developer, we took the stance of placing a life span on all community structures that would need maintenance/replacement. Did some basic division and added 20% to come up with the plan for what the dues should be. 16 years in and we did a good job. Things are wearing out, but the money is there to pay for them. We called this pay as you go methodology. We got lots of pushback from people who wanted more of an assessment methodology. You'll have lots to think about. Managing the personalities is a bitch. When I retire, I want no part of being in an HOA. People complain about every little thing, but few will do anything to make it better.

 Theres no link ! but theres bunchs of realtors, in Southern Louisiana, Maybe ya can do a little search ?? I bought my places by seeing a sign that said for sale by owner!! We have two places now , a home with moorage behind, and a 90x 66 ft piece of bayou side we just bought, with a good pile driven dock and 9ft of water at the dock, 100 amps of power with both 50s and 30 amp services, a Modad system for sewage, concrete parking for 3 or 4 cars In a little place called Chauvin LA. about 18 miles from Houma LA, we have a Pigly Wilgly store 2 blocks away, serveral local Marine stores, and 2 ship yards within a mile ! and no bridges to the gulf !! 15000 grand, theres places out there ya just have to LOOK !! and yes its hot and humid 5 mos a year but the rest is great !! and then theres Marti Gras!! Come on down and pass a good time !! our place with house and all will be for sale soon !! LOL(PS we have 2 parades in front of our home LOL)
