why the grey area of chart then zoom and its got data?

It does same thing in 4.8.4 or 5.0 version for cm93 2010 charts.
I would think it should show the detail without needing zooming in?
Is there a setting for this?
Otherwise it makes it look not contiguously smooth, just odd to see patches of grey.

I uploaded screenshots to show this.

Here is an area of the Chesapeake showing more grey on the rivers entering the bay. Which if you zoom, the charts become visible.

CM93 is a bunch of layered charts, For a given zoom O is trying to display the best layer available (from a speed and accuracy POV). Grey area means no data available and there's little O can do.

You can change O switching level with the keyboard letter D

BTW why are you using obsolete CM93 for the US when NOAA charts are available for free?

Tried the 'D' to set to 5, but still gray only goes away if zoomed.
I also have all the newest NOAA charts converted and working.
I mean why not use the older charts, for my area there is no differences.
I use a pc on boat, but also loaded phone today with maps.
Part of the reason is space requirements. On my phone why use up extra space, the cm93 charts dont need converting. So I was just wondering why grey charts?

As I recall, on Admiralty charts, that used to signify tidal areas.

I also noticed this occurs on the Noaa charts, but the color is blue not gray, so less obvious.

Either try to get a newer set of cm93v2 (mine is from May 2015) or play with the settings.
Here is my view of this place.
