Sold the House with Everything In it - Yeah !

In the end of June we came back from our shake down cruise, pulled into the driveway, looked at the house and then each other and knew it was time. We called a realtor and placed the house for sale that very weekend. Tomorrow we close. We sold the house fully funished and decorated. The furniture, electronics, decorations, yard equipment-EVERYTHING was included!

The plan is coming together.

LOL... Well, we did it the other way. Took nearly a year to sell the house, now we're renting while we sell the business. An interested buyer is asking all the right questions...

We expected it to take much much longer to sell the house than it did. We are actually having to rent a place for a while as we are not ready to go yet-departure date set for spring 2013.

But... the house was the biggest hurdle/unknown on our "TO DO" list and it feels good to cross it off and be a bit ahead of schedule.

We sold everything but the house in 2003. I remember it was a great release to go cruising.

In 1984, we just did that, sold the house and went sailing. Upon our return 4years later, house prices had gone up and we had lost a lot of purchasing power. I would never suggest anyone to sell, rather rent it and keep the only investment that is solid, since paper (including dollar bills) is worthless and could loose even more value in future.

In 2001 we met a couple in the NY State Canal System that had just started cruising after selling their house in Michigan. Over the years we became good friends and discussed their selling the house in a rising real estate market and whether they could afford another one when their cruising days were over. Much of the proceeds had gone into their boat and their hope was to sell the boat and get a house when they stopped cruising. They stopped in 2008 and sold the boat (Morgan 382) for slightly more than what they paid for it. When they finally bought a place in Florida the real estate market had tanked and places were going for what they cost 20 years ago! So I guess some folks made out alright. A lot of folks in the US have found that real estate is not the route to riches that we thought it was.

The only sent we have is our house and we bought it 12 years ago, don't owe too much more, and can rent it for over double our payment. We are going to have an agency handle all the renting crap, and I'm a service tech myself and already have a couple friends to run service calls if need be. For larger repairs (damn renters) we are planning on summering up here anyway Taxes are low in DE, so that's really the only bill we'll have.

Yeah... I'd be really uncomfortable to be right out of the property market. Selling the house made sense because it frees up capital and enables us to go sailing. We don't think we'd ever want to live in the same area when our sailing days are over anyway.
Also, at 63 you have to weigh up good investment strategies with pursuing lifestyle dreams while you've still got your marbles, and can still remember where you left most of them

Don't know that I would have sold it if it meant having no stake in property at all.

I understand the concern with selling instead of renting out. We looked at everything very closely. In our situation, we could not rent it out to even cover the mortgage- let alone cover rental service fees and upkeep. If we wanted to go anywhere for any reason the house had to be sold. Besides, cruising or not, I wanted out of the house. It was in one of those neighborhoods that all the houses looked the same (bland and boring). I had NO dream of growing old in it! We are considering purchasing something else to have a home base-just not interested in a mortgage ever again.

It has only been a week since we sold it but I feel so free and invigortated. It feels so good to see the pieces of the plan coming together. Now, without all the yard work there is more time to complete our refit. (Or just more time sailing).
