Private party charter contract

I've found an owner of a boat I've always wanted to sail (an Iroquois 30) who is willing to privately rent his boat to me for a week. Boat US will cover my liability as part of my insurance, but we can't cover any damage to his boat that I might inflict.
He suggested I put down a significant security deposit to get around the issue (we tried listing the boat on boat bound but it is too old for them, and we called their insurer directly, but no luck).
Any sample private party agreements that anyone is comfortable sharing? Anything to watch out for around the large security deposit? Should it be in an escrow? Just trying to be sure it's not wholly at risk at the whim of an arbitrary owner. Doubt it will be an issue as the owner and I have been pretty cooperative, but you know, common sense.
