escape hatch seal leakage

i'm in the process of refitting my 410 s2. the escape hatch seals have always leaked causing extensive wood damage below the hatch. I have tracked the type of hatch - lewmar mp/t40, but there are additional seals and a bracket with another seal outside of the frame.
question: has anyone successfully overcome the seal problem and what did you do?

We did once have a leaking seal, I cleaned the seal very carefully, salt residue. Lubricated the seal and we have had no issue since.

The seals are simply rubber extrusions glued together at the ends to make a complete rectangle. This joint gives way with time and leaks. To stop leaks, clean and dry these ends and re-glue with a quality rubber adhesive. Worked for me and better than spending $100 plus on new seals.
