The property must be zoned for multi family use, such as apartments or motels. Single family zoning is the issue.

I think many newer boaters don't realize what it takes to get a large sail down, when the furling gear for the head sail fails in a blow. I see people that are less than physically fit buying...

The rust is from the forestay attachment. When stainless steel is deprived of oxygen, it will corrode. Any pictures?

I think you might find that the quick connect fitting at the stern, is an outlet for the wash down pump.

I notice that the stain is close to the color of the sun covers on the head sails. Maybe the color is coming from that?

Do you have a centrifugal bilge pump in that bilge? If you do, the discharge of the pump may be close enough to the water line that when sailing water splashes into the discharge hose and runs down...

If you look in the bilges you'll be able to see where the coring stops. The coring does go below the waterline but usually stops 18" to 24" before if gets to the keel and they stop the core around...

Normally the laptop has a small transformer that converts the shore power to dc voltage, not sure how this makes the chassis hot. You've got some wires connected wrong and it's hard to diagnose over...

DRS, I'm pretty sure the ones I've seen are factory installed, and Lagoons4us they are not just the 420, other models have the same metal used. I'm not condemming the builder, I'm just showing...

It's bronze not brass

The metal they use is a bronze alloy, not brass. Bronze is much stronger than brass, they are two different metals.
