Arizona has a easy eviction process. It is a single paper. You fill it out and get a court date in 10 days. Serve It in person or send by mail. California has tenants rights laws and Arizona has Landlords rights laws. Which state would you rather do business? Wrong, in Arizona there is a reason for such laws. Finding a decent tenant is nearly impossible. I found one and sold him the house. I carried the paper.
