boat purchase...possible opportunity or mistake

Some years back I built my own boat. In the process I got to know many dreamers that had purchased a "project" boat. Not one, not one single one ever made it to the water.
Whatever time and $$ you have budgeted for repair, replacement, etc, triple it to get a more realistic view of what your final outlay will be.
And not to make too fine a point, it's an investment that has little financial return beyond the pleasure you'll get sailing it.
