I saved for a couple years and bought a very nice older 27' boat for $30,000. Have put another $10,000 into it since. Cheap house that's not going to appreciate or devalue significantly either way....

Nice thing about the boat is that it can be hauled out and left alone for months at a time without much fuss. I split my time between boat on the east coast and CO. Works well for me. Just make sure...
