There are a couple of very good sail boat for sale at:
Les Puces Nautiques

One of the advantage is that most are priced in CA$, so US$ exchange rate gives you a great advantage. Most of those boats also sailed fresh water, and are hauled out every year 6 to 7 month because of winter time. So they are usually in very good shape.
