In the context of this subject, the topsides is the area between your toe rails. The hull is from the waterline to the toe rails.

Generally the buyer is responsible for paying for the haulout not the seller. I don't think it would be practical to have in effect an open house as in a real estate deal

Thanks Wingsail, the survey and sea trial are in about 2 weeks will check it out more closely then. I think the owner already has biocide in the fuel hopefully nothing grew in there.
