Wheels are one of the key issues.
Many marinas have long uneven boardwalks and rough docks.
I think Large diameter pneumatic tires would be more forgiving on the folding mechanism and contents

I'm big on dual use devices and have one of those fold up trolleys with about 6" wheels and a piece of 1" alloy tube with a right angle bend on one end which I attach to the handle of the trolley with 1/4" bolts and wing nuts to extend it so that I can tow it behind my push bike.
I have towed 1/2" x 4' x 8' sheets of plywood with it, the biggest problem being gapers in cars taking their eyes off the road as they passed me.
I also have a carry rack over the bike's front wheel onto which I hang jerry cans and clip on saddle bags.

We've had both the tiny west marine foldup which is useless on anything but smooth pavement and we have the folding canvas wagon (with normal wheels).
Love the canvas wagon, far more useful. I don't see a lot of need for the oversize wheels though. The regular wheels do just fine on most surfaces.

I first saw one on a beach and the wheels worked well. I'm thinking for uses outside normal urban environments (though that would be primary use)

We use it everywhere. Around the marina, camping, groceries...and yes, we've occasionally used it on the beach. As long as you aren't maxing out the weight limit on the beach, it's fine. We just had cooler, couple folding chairs and an umbrella and no issue.

We have the same cart as M O'Reilly and like it, except for it is slowly breaking up. When it dies I am going to salvage the extending handle, and build a new one out of 1/4 " plywood. I like the design, but with metal hinges, real wheels and hard sides it would be better. As long as the weight does not go up too much. We shall see.

I have a folding hand truck from Harbor freight. About $30 usd. Medium sized wheels. Very compact when folded. I've seen similar at West Marine for double or more. Not certain those add available in your area

Land/dock cart - what do you use?
We have used several but the best one is RioBeach Wonder Cart. It folds up, light weight and we store it in our port lazarette. We replaced it last year with a slightly smaller version and we prefer the larger one. In the link below it is the Amazon Choice model, third one from the top. They make several. It’s $82 Amazon Prime.

Thanks folks, keep them coming. What do you like, and more importantly, what do you dislike about your current choice of trolley? How would you improve your current one?
The Mac wagons come with either this three fat wheel option, or the more standard (and less expensive) four wheel version. The fat wheels look better, but I wonder if it’s worth the added cost and size.
Ann, thanks for confirming my fading memory. I like your moving dolly option for size and strength. My question is the versatility. I guess with the right strapping and bags it would work just about as well. Would be easier on public transit, I would think.

I've used the Costco/Home Depot one for about a year and a half now of constant use. Other than looking tired it works like a charm, but I know I'll have to replace it probably by next year.
A friend of mine has a commercial boat and they go off for months at a time. This is what she has and has me convinced to cough up the dough.
It's light & folds up compactly.
It carries 300+ lbs (vs my cart's 150#)
She's had it and used it constantly for 20 years and it looks like new.

Now we still have a car, so I'm not sure this would adapt to Ann & Jim's bus routine and I'll have to think about that, because it's in our future.

My needs are not that big. But when I need to carry more stuff, the usual solution is a big waterproof bag (something like in the picture) and a bike (optional).

Those aluminum carts look really durable. Storage might be more of a challenge.
Here’s another version I found on Amazon. It claims to carry 350#. It looks like you can modify the main carrying space, and it’s made of aluminum:
