40-ft Slip/Lease @ Pier 39 (SF Bay) $7995

FOR SALE: Lease-rights to a 40' x 14' upwind slip in Pier 39, San Francisco. Lease expires 2034 and carries monthly maintenance fees of $392.40, or $9.81/ft per month. While the monthly fees do increase over time, it's a good hedge against slip fee increases.

Slip E16 is considered one of the best slip locations in Pier 39 because its an upwind slip, its close to land but still has plenty of maneuvering room, and is on the opposite side of Pier 39 from the sea lions and ferry docks which reduces surge.

Pier 39 is an incredible location - a car is truly not needed:
  • Over 100 shops and restaurants within 10-min walk
  • 10-min walk to BART station
  • 15-min walk to SOMA
  • 20-min walk to Giant's Stadium
  • 5-min walk to Ferry Building
  • 20-25 min Uber to SFO (BART is preferred)
  • 30-35 min to OAK (traffic permitting)
  • Bike/Jogging Path to Golden Gate Bridge

The above said, Pier 39 is not perfect. Parking is via a paid parking garage (lease holders receive significant discount), there can be surge at the docks, and Pier 39 is one of the most visited venues in San Francisco so can be a bit touristy, though that also means there are tons of restaurants at all price-points which for us, more than offset the downside. As an aside, we had lived in SF for years and avoided Pier 39 which was a mistake - it's a fun place to hang, there are some really good eats/happy hours, and super close to the best sailing in the Bay.

While I have never lived aboard at Pier 39, I am told there are some legal liveaboards, likely with a wait list. There are several people who use their boats as a weekend place.

Slip rents fairly easily for around $500/mo if you chose not to occupy it. We had planned on using the slip as home-base for cruising and have had int rented for years, but our plans have changed. Time to pass along.
