Kirby 36 IOR Racer

Looking at a purchasing a Kirby 36 IOR Racer on Lake Ontario.

The boat appears to be in fair shape, with the exception of the mast step needs repaired. She's been a been a bit neglected, but all in all seems to be a good deal.

Issues:
Previous owner lost snapped the mast as the base, and a completely new mast and rigging was installed 4 years ago. The marine ply and block under mast step has rotted out from water leaking down the mast and will need repair.

Anti-Skid decking needs to be reapplied

One spot on the deck under one of the winches that is soft and has started to collapse. The balsa core will need to be replaced.

Just wondering if anyone has any information on the Kirby 36 and how they sail in Lake Ontario in the GTA.
