Mooring In Mississippi

Looking at buying a boat on the Mississippi gulf coast that comes with a mooring as part of the purchase price. Is anyone familiar with mooring laws in Mississippi? This mooring has existed continuously with the same vessel for 35 years, and is grandfathered, as no new moorings are allowed in that area.

How is the right to moor somewhere recorded or verified. Is there something like a deed that gives someone legal claim to that particular mooring? Where would this be recorded? I'm concerned that since I live out of state, the ownership might not transfer, or to anyone that buys the boat for that matter, since they aren't granting new ones. That usually means they want them to go away.

Anyone familiar with the law on this in Mississippi?
