Buying a yacht in Italy

I am thinking of buying a yacht in Italy, does anyone know how much to de-register her.
And is there a cruising and sailing tax to pay if I stay for a few weeks?
Also, the broker is looking for a 5% selling fee is this norma.
thanks l
