We live in Greece and it's time for a sailboat. Layout similar to hunter is ideal. 2 cabins and 2 heads if possible.

you shouldn't have any trouble finding a 40' Hunter in your $50,000 price range. You will probably be looking at something in the 15 to 20 year old range. Hunter produced a lot of boats and there are many used boats to be had.

My Parker 31 is currently in Messolonghi, for sale for considerably less than the price you mention.
3 cabins, 6 berths, new Yanmar 3ym in 2000 and 2 suits of sails.
Currently out of the water at Messolonghi marina.

It's always been my impression that inexpensive good coastal crisers are found at relatively good prices in Greek marinas.

Have you tried walking through a few, asking folks in the maintenance yards if they know of any particularly good deals?
