Trade income producing horse business for a boat?

We built a horse farm business (boarding, lessons, birthday parties ,trail rides) in NW Atlanta over the last nine years - and are ready to go sailing again.

There are many scenarios - but the perfect scenario is someone who wants to sell a boat they own (38-47 ocean cruising family of three) and would be interested in trading for our business - (income of 50-60K).

We would sell you the business - and everything to run it - and you could rent/lease the property with a contract to buy at current price at some future date.

This would give you a nice place to live and immediate income without the worry of financing the property until you decided for sure this is where you wanted to be. Plus as the economy improves you get the bump in real estate.

Open to ideas on how I can get my wife and 13 year old back to sea.
