Reliant 49 Ketch 49K OBO

Comfortable live aboard sailboat in Florida 49 foot/$49K

I have been refitting the boat for about 4 months but our plans have changed and I don't want to just store the boat again. The boat is in the water at Green Cove Springs Marina. It has new bottom paint (September 2014), a robust new battery system (June 2014) much new standing rigging (October 2014) a good running low hours engine and great systems.
I have an insurance survey from June 2014 with an evaluation of above average condition. The boat still needs plenty of work though most of the remaining items are cosmetic. It is very livable and comfortable right now. She sails and steers well. The Genoa needs sun protection and the like new main and mizzen need very minor work to be able to secure the battens properly. The boat has a marine plywood cabin sole/subfloor which is functional if not terribly attractive. Further information including the recent

Construction
GARDEN OF EDIEN was built to plans by Glen-L Marine Designs of Bellflower, California. GARDEN OF EDIEN took more than two decades of work. The owner built her of cold molded marine plywood over white oak frames and battens using epoxy resin totally sheathed with FRP (fiber reinforced plastic). Athwartships reinforcement was by plywood bulkheads screwed and glued in place, with a plywood deck laid on top of shear clamps and screwed and glued in place, then wrapped with FRP. The only modification to the exterior was to give the coachroof a straight "run", rather than the "step-down" shown in the line drawings at the midpoint between the main and mizzen masts. The exterior hull was painted with white Awlgrip, and the ballast consists of 12,400 pounds of lead covered with concrete. The deck and cockpit were constructed with plywood sheathed with FRP and then painted with cream-colored Awlgrip nonskid. The bowsprit is red oak with a stainless steel dolphin striker and bobstay. The interior is tongue and groove ash, with a satin finish.

Accommodations
The owner modified the interior somewhat from the original Line Drawing configuration. Instead of three full double berths and two outboard pilot berths, there are two sleeping berths -- the forward V-berth cabin, and a pullman-style portside cabin. There are two spacious head compartments, one of which has a separate stall shower. Heads are by Wilcox-Crittenden.
Basins drain to below-the-waterline thru-hulls with Marelon seacocks. Shower drains to a plastic sump and is pumped overboard by a 12V Rule 500 bilge pump with automatic float switch
Head waste goes to either of two separate FRP/plywood holding tanks with macerator pumps, to be emptied through the deck fittings or pumped overboard. Y-valves are provided for both heads and pump-outs are on both the port and starboard side decks

The boat is on a mooring at Green Cove Springs Marina on the St Johns river. You are welcome to come and see her. We will be sailing locally this morning and will be around here all weekend.
The boat was built by the previous owner over a period of more than 20 years. He first registered it in 2002 and first launched it in December 2007.

I have to leave soon to go back to work...I am dropping the price to $39k obo if I sell it prior to signing with a broker.

Oh god, it's so astronomically out of my price range but looks gorgeous. The perfect set up for the type of cruising I really want to break into. I'd love to come check her out, but I wouldn't want to waste your time.

I will send you the survey and more photos shortly. I was paying $220 per month on the hard and currently $160 per month on a mooring at Green Cove Springs Marina. I expect to haul it out in the next week or so at Reynolds Park yacht center/Holland Marine and will be getting prices from them this week.

Anyone interested in cold molded boat construction can get a free download of the book "The Gougeon Brothers on Boat Construction" by googling it. I don't think I can post a link here but it is a great book by the developers of West System epoxy methods. There is a link for instance on the Wooden Boat Forum. My boat is 4 layers of 1/4" marine ply with epoxy and then an outer layer of fiberglass. It is very strong with 1" stainless keel bolts coming up through 3" oak floors and bolted into a 5" steel Ibeam every foot along the keel.
