Winter time heating is an issue you'd want to research and solve in advance.

Massachussetts in winter? How high are the cockpit drains above water level and how high is the botton of the companionway entrance above the cockpit floor?

Perhaps de-icing systems for the slip (placed in the water around the boat) and some aggressive treatment for the pier and bomb-proof dock steps would be of interest.

Don't let them shake you P2P, I've been in Boston for three years now, the first of which I managed to live on the hook till the beginning of February. It's doable, and doesn't have to be expensive.

Join the Boston Liveaboard Yahoo group. Most of them are from Constitution Marina, but you'll find information that caters more specifically to colder climates.

It's easy to underestimate costs associated with boat maintenance. Frankly, I've never spent anywhere near 10%, always *over* that amount. I'm sure others are more efficient, handy, thrifty, etc, but we all joke about "boat bucks", ($1000) so I think I'm not alone in spending this much.

Unless you're a great sailor, an engine will be useful. Our boat got trashed by someone trying to sail onto the dock. Idiot. Insurance might be useful if you plan to do that.
