Advice on purchasing a J24 I'm looking at.

Hello everyone! New to the forums and I had hoped to get a little advice. There is a j24 that I am looking at near by that definitely has a few issues but the price seems reasonable.

Now for a bit on me, I am no stranger to boats or boat work having done a stint on a boat yard doing glass work among other things. Have owned 2 boats before hand and just happen to not know as much about J24's and wanted the opinion of someone who was more knowledgeable than I.

So it looks to be in fairly good condition but the owner does admit it needs a re-core on the port side between the traveler and deckhouse. That's a bit of work but not a huge issue for me. What has me concerned more so is the crack that is showing on the keel. The boat still does have it's vermiculite, though the owner says it is dry. Anyhow here are some pictures and thank you in advance.
