Only 20mins... very jealous! We're up in Woodland Heights so we're staring 45mins in the face when we set off.. which is made even more painful by the fact our boat isn't in the US, but sat the other side of the pond probably covered in snow.

You're in a good place to take full advantage of your proximity, even if the Friday evening traffic gets silly around Kemah boardwalk. You'll have the joy of being able to nip down there most evenings to tinkle.

When you mentioned sugarland the boys-in-blue spring to mind.. any work connection there?

Thanks, again everyone. Somehow I always end up by the water. Wouldn't want it any other way...except maybe sitting on the water in Trunk Bay.
