Looking to Live Aboard

Not sure if I chose the correct Forum category but here goes. I am selling my house and want to move to Florida and live aboard. I'm thinking a 30' would be great for my dog and I and I have owned and sailed that size before. I will be going it alone this time and don't even where know where to start looking. Should I look at FSBO or get a broker? I'd like to spend $20,000 on a well maintained boat with some instruments and decent canvas. I have co-captained in the BVIs but I don't plan on sailing far off the Florida Coast. Maybe with a little experience with the boat I'll try for the Bahamas but right now I want to live aboard and sail for fun.

Is $20,000 a reasonable goal? I was thinking about a marina on the east coast between St. Augustine and Cocoa Beach. Anyone have any idea what they run around that area?

Even though I can sail, I new and alone on this adventure. Any advice would be greatly appreciated.

I think you're right on the mark, price wise. A broker? They my have you sign an exclusive so they get a commission (10%) from the seller but I doubt they'll put any effort in it. They want 10% of a 200,000 sale. You're better off looking yourself and when you find a boat you like, call a surveyor and ask if he recommends that brand of bought. Then get a complete survey so you know what you're getting.
