Best Home Port on East Coast

My wife and I are contemplating retirement on the East Coast of the US and are trying to decide where our home port should be located. We're from Ohio, so the weather needs to be warmer and sunnier than here, but not necessarily as far south as Florida. Long distance cruising probably isn't in our future, but day sailing is. We're looking for suggestions. All are welcome.

It all depends on how much $ you intend to spend. Are you looking for a marina with hot tubs and day spas or something with a mooring ball? Crowded big city with lots to do, or quaint and quiet with nothing to do?

Property values in NC tend to be excellent as compared to other coastal or near coastal areas. We were headed for Oriental but the right house at the right price was in New Bern.

We have excellent sailing grounds for the summer and are near the ICW for our annual Bahamas cruise.

What is 'excellent'? Do you mean high, or low? The homeowner's and the prospective buyer's views tend to differ quite a bit on what is 'excellent'.
