Tidewater, VA Area - Looking for Boat

It will be my first sailboat, and I plan to live aboard. I used to do long haul trucking, so living out of a small space is something I've done before. My main issue is:

I'm 6'3" and 350lbs.

So I'm looking for a boat in the area for just myself. I'm thinking 30ish feet. Price limit is $5,000-7,000 tops.

Anybody know of some good deals out there? Buying a boat that needs a bunch of work before moving aboard is not acceptable. Some maintenance items I can handle while aboard is expected at this price range.

One possibility is visiting the noticeboards in the local marinas. They will frequently have boat for sale notices posted, and you can wander down to the dock to take a look right away. Given the number of marinas in close proximity, it might be worth taking a look.

Too bad you didn't look earlier, my slip neighbor was selling a decent 1975 Catalina 27 for $6k, but eventually had it shipped hope over the summer....
All I ask is a tall ship and a star to steer her by....

I am keeping an eye on craigslist. There was a 32' aft cabin Irwin for $5200 or something, but its not listed anymore.

If that Graham stays posted, I might put in a lowball offer. Afraid that might be too much for my first sailboat, as I want to be able to single-hand. (and slip/maint. fees climb quickly from what I see.) Seems big enough I might not outgrow her, on the plus side. Depending on how much I could sell the engine for as-is I might convert it to electric drive.
