Opinion needed.

So I am looking at a boat on the hard 1979 Catalina 30 Tall Rig with deep keel to put back in the water and use as a live-aboard at a local marina, But wanted to know your guys opinion on her.. Hes asking $6000 says engine works (Universal M18) but has oil leak from main seal but includes the part to replace it.. Here are some pictures of outside haul.

To my amateur eye there appears to be cracks where there should not be cracks (keel-hull interface). It otherwise looks like someone has spent some money/done some work removing bottom paint, probably stopping work and condemning the boat for their needs.

I wouldn't buy that boat unless it was given a clean bill of health by a knowledgeable inspector, but, I wouldn't hire someone to inspect this boat if others are on the market. Around the US I'm sure you can find a 30' Cat with a running engine for $6k.

Ya its got a cat smile going for sure. To do it right you should remove the keel and re-bed, fair etc. The condition of the keel bolts is the big issue, if water has been in there for a while they may be ready to snap and you can't tell from the top. As mentioned there are literally tons of Catalina's out there for reasonable prices.

What you didn't post is what else is on the boat that could justify fixing the keel. Is there 20 grand worth of new electronics installed? Full set of brand new sails and rigging/spars? Keel made of gold? Or is everything else just as tired as the keel joint?

The bottom of the keel missing it’s paint reminds me of yachts that I survey that are in berths that are to shallow for them and the bottom bit of the keel spends half its life in mud. Which then stresses the keel hull join and possibly the interior floors. The engine main seal could be another can of worms. If he has the part why has he not replaced it yet?
I am not sure I would purchase this vessel unless you can do all the repairs yourself.
