Baltimore-Area Liveaboards

What are my liveaboard options in the Baltimore area? I may have to relocate next year and I am looking for the best Marina and nicest folks between the Inner Harbor and the Gunpowder area.

Harborview Marina

We spent last summer at Harborview marina in Baltimore. It is close to downtown and an easy trip to the airport if needed. The prices seemed pretty reasonable.

It is going through a management change at the current moment.

90 DAY tax?

I heard there was a tax on vessels staying over 90 days in Baltimore...is that true??

I second Windgeist on Oak Harbor, they also allow you to work on your own boat.. Also, a bit downstream on Rock Creek is Maryland Yacht Club. I'm at the club, and usually do winter storage at Oak Harbor.

Concerning a tax on boats in Baltimore, don't know, but since at the moment, the city government is a bit disorganized, anything's possible.

Taxes

I don't know about the tax law, we are registered in MD. I guess you could call the DNR, but you would probably get a different answer depending on who you talked to. However, I really doubt they would track you down if you had the boat registered in a different state.

I just visited Harborview. It's a bit industrial, but as mentioned above is near the center of town. Pretty nice facilties, free wi-fi and a small, but nice little cafe.

Oak Harbor is a good choice but the availability of slips is a problem since they are most always full. The Anchorage Marina downtown and a few others in the Fells Point and Inner Harbor area have lots of year round live-aboards.

We have been in the Inner Harbor Marina the last two Summers not cheap but includes parking. parking is a problem at some of the other marinas. There should be no tax if you can document that you keep the boat out of state for more than 6 months. We had to rent the slip for the entire 12 months even though we use it for less than 6 months per year. Living aboard has not been a problem as we have a home address in Florida where the bills are sent.

If the vessel is in Maryland Waters for 90 days per calendar year you will owe the tax to the State of Maryland.....They walk the docks checking.....

We lived aboard at Anchorage Marina for three months in 2005. Found the people there including the other live-aboards very friendly. It is very convenient to supermarkets bars and restaurants and within reasonable walking distance of Fells Point with its great restaurants. The marina is gated ( I expect that all the marina's in Baltimore are) with a card pass. They also allow you to park one car inside the gate.
If your or yours are gym rats, there's a really nice Merritt gym just down the street but Merritt is really pricey.

Check with BoatUS on this one, they have been publishing many reports about the roving property-tax-collectors in Maryland harbors.

IIRC, the 90 days per year do not need to be consecutive, either.

Management in Harborview?

I have heard some recent negative opinions of the management at Harborview. I think some company has been buying up and consolodating (redeveloping) the waterfront property.

Oak Harbor Marina is nice, but a little small. I bought my boat from there a couple years back, and there is not much support there that I could tell.

However, I am looking further north. Does anyone have any suggestions between Baltimore and south of Havre de Grace?

The Same Doctor that own Baltimore Marine Center, Inner Harbor Marina now owns Harborview. The parking lots become paid parking $24.00 a day. The staff is minmal.
