I like to use Permatex Ultra Gray, (it's hardest), but any of the other colored RTV silicones will
work. The application is the important part, all you need is a light smear around the outer circumference of the seal (or on the housing where the seal seats, whichever is easier). Don't get any on the lip of the seal. After the
seals are in, when you're installing the shaft and bearings, put a little
engine oil on the lips of the
seals and the shaft before
installation.
The bearings shown in your pictures are open and are lubricated by
engine oil circulating in the engine. If you want you could drip a drop or two of oil into each bearing, to avoid a dry start up. If you're reusing the old ones this is not necessary unless you've washed the oil of them out when
cleaning things up.
If you're
buying new bearings, you may get sealed or shielded brgs that look like this:
If so, they are pre lubricated, and require nothing further.
