thrue a broker

Is it the normal procedure to have to make a 10 % deposit
before the brooker Submit our proposal to the owner

Yes, fairly standard.

I think we put a $1000.00 on our boat to start the bidding and then put the rest of the 10% down before we flew to San Diago for the survey and test sail, that was on $98,000.00 the agreeded price sence the owner went down $35,000.00 less than a week before our intrest and sending the $1000.00. It was a great deal for us and the owner had put money on a house in Hawaii and needed cash quick to finish his house deal. Good luck on your purchase.
Make sure you have a good boat broker willing to travel and be there for the survey and test sail, our broker traveled from Seattle to San Diago for the 4 days, he is with the Multi-hull Northwest co. which he ownes, the seller pays both brokers his and yours. We never met the sellers broker.
