Given that you're scheduling the three on Saturday, I would tell them that you'll accept an offer but it is subject to the other two driving there having a chance as well. The one on Sunday would be subject to it selling on Saturday and could be called in advance.

I think of it much like a Realtor's Open House in which they do accept multiple offers. Now the risk is one changes their mind. But you get their signature and a deposit on an offer sheet while you wait to sign one until all three have seen it. As long as you're open and honest there's no problem. I think most would respect you've made commitments to others. Worst thing you end up with a bidding war...oh woe is me.

Sellers tell tales also so the buyers probably think your just saying that. Once you tell some I've that if they really want it they would drive there now. Set your appts take the first cash and approve loan ect. If you get a buyer call the others and let them know its sold.

I agree totally, I actually don't do individual showings when selling a boat anymore, you end up wasting too much time with "professional shoppers" who come and look but never bid. I usually set up a showing time with generous hours on a given day and let the prospective buyers come at their convenience during that period. My time is too limited to afford the luxury of multiple showings, if their serious they'll make time to do it.
If your getting that kind of response just show it Saturday and Sunday and let the chips fall where they may, if you get a serious cash buyer take the cash if there's no subject to survey restriction. If it ends up with a buyer using the "subject to survey" clause make sure to put a definite time limit to that buyer to get it done and keep the offers from others open. Most of all, be open with the other buyers about the nature of the sale, if the original falls through you still have options.

Just be up front with them. First with cash in hand. Cash not a rubber check. Bidding up, I don't think so. Take your asking you probably planned on coming down.

Had a similar situation with potential buyers, and shared the same concerns you mention in this post.
Long and short of it, I was just upfront in letting all know there were several parties interested, sounds like a pressure tactic I know! And I hated that, but that was the reality, first by who looked at it said he was very interested, this was on a Thursday. Buy the time he put an offer on it, on Saturday, it was already sold to the second guy who looked at it on the spot (Friday).
Was able to contact the other two parties prior to them showing up..
My advice is as most mention here, cash in hand takes it, there are always tire kickers so to speak.

Yes, notice he didn't come running back telling us what happened. Unfortunately, people show a much higher level of interest on the phone and even in person but when it comes to money exchanging hands, not as good.
