If it is an Adams you can be sure that it will sail well and be sea kindly. All Joe Adams boat designs have a good hull shape that will not slam and make for a fast passage. As Joe was quite a short man the headroom in some designs is a bit low if you are a 6 foot person.
However in a 45 ft boat headroom should not be an issue.
Do you have any information on where when the yacht was built? Build material etc.

Search for a blog by a couple calling themselves Trippin Turpins. The boat is called Thorfin. Superb vessel. Has done many many years of serious sea miles. I think Kelly put a decent set of interior photos of the boat on their blog too. They have a center cockpit version, not sure how common that one is.

P.s. I have heard only good things about the Adams. They were very high on our list of boat options too. If it were not for the appeal of the open decks on the Swanson we'd be sailing a centre cockpit Adams 42 today.

Hi Brett Sarah,
If she is a steel hull check that you can get to the interior areas of the hull to look for any rust and treat it. Steel boats rust from the inside out, hence a dry interior with deck stepped mast and shaft seal will be an asset in this regard.
A well built hull will have corners cut out of the stringers where they attach to the frames to allow water to run to the bilge.
Any rust can be treated with Altex Altra Lock 577 or 576, a two pack epoxy that bonds to the rust. I have had a steel boat 10 years and found this to be one of the best products.
A dusty bilge is a happy bilge on Saaremaa.

Joe Adams was a great designer. The 45 like the 40 if built at home was an easy construction so generally well built in steel. Do look at inaccessible areas for a boat that old.
I have a 42ft Adams cutter built in fibreglass. I have sailed in Pacific, Med and westwards back to Australia. Sea kindly, dry and easy to sail solo which I did most of the time. For construction details and equipment look at Malua An Adams cruising yacht
