Based on the vendors behaviour I would escalate your due diligence to the extreme.
Not like you sound you are going to scrimp on it.
They are not trust worthy people- unless they can come up with plausible mitigating circumstances. Sale & purchase agreement is a contract but may have to be validated with a deposit-however small. Still, possesion is 9/10's of the law.
Not much you can do about that without a major hassle.

A least they could communicate- smells fishy.

That has been my take on it.. Good to find out things are not right now instead of thousands of $ in to the project...

Lesson learned and moving on to the next cat.
We do really like the 37 lagoon so will keep a sharp eye out for them..

As I have stated I look at most of the online sites Yacht hub and boat point are regulars for me. I love some of the Australian boats. I am asking people to keep a eye out on their respective docks and anchorages. In return when I buy a cat you get $500. if you where the one to point it out..

there's a nice 04 prout on the classified here that's great for world cruising also did u know about the Seawind 1000 for under 119k in the keys? It might still be for sale I can find contact info if u r interested. We almost bought it but wanted slightly different cabin layout.

A friend of mine has a 39 foot privaledge he is keen to get rid of .it has just finished a circumnavagation and has all the gear but has saildrives. I think he might listen to $120000. its a 1994. brand new mainsail and auto pilot ,plus just replaced some rigging. It has one of the best cockpit layouts oi have ever seen on a cat. let me know if interested.

I do agree steel monhulls are the tanks
Of the sea. I did Hawaii to cal. In one felt
Very safe the hole time.
