The berth availability situation changes with the business cycle of building marinas. When there is full occupancy, it can be really hard for transients needing a berth for a short while. Thirty-five or so years ago, we knew one YC that had a 20 yr. waiting list. Five years, against that, doesn't seem so bad.

Emory Cove is a different kind of marina. The slips are privately owned. You either have to lease a slip or rent one from an owner. I don't know the liveaboard situation. I live on my boat in the Berkeley Marina and I only waited for a liveaboard permit for a couple of months. You have to be willing to work for it ie. go to the harbor master office every week and ask if they have anything available. They get to know you and when there is an opening you will most likely get it. Forget the "list ". There does have to be a slip open in the size you need. If you like Berkeley join the Berkeley Yacht Club. It's very reasonable and does help. They like people who plan to be around for awhile.

It is not really the Bay Area but Half Moon Bay does not have a 10% limit on live aboards, yet. You will have to raft up as they 110% of capacity but depending on where you need to work it might be an option.

I am currently in San Leandro and it is less than 50% occupied because it won't be a marina next year so things are a bit laid back here at the moment knowing that the end is near. I am only planning to be here two months so not a factor for me. Nevertheless it might be a short term solution for you.

SL was the first marina I ever used, back in the early 70's, so I'm curious: what happened to them to cause their closure?

That really sucks and is completely annoying.. I guess you really can't blame the new staff.. I think the blame mainly goes to the old exiting staff.. They were supposed to transfer everything, etc.. Oh well, still sucks... sorry to hear

It costs the city too much to keep it dredged (therefore tenancy has steadily dropped for years) and the land is too valuable and so will be used for other purposes.

Most marinas in the bay allow liveaboards, but all are subject to the 10% limit. This means that slips might become available at any marina, at any time, on a pretty random basis. You have a better chance if you are already a berther at the marina, in good standing.

You might as well leave the boat where you bought it, while you look.

Not too shabby for the San Leandro option.. prices are good too, and if they are half full, nice and quiet.. I'm hoping.. Thanks for the heads up and will check that out too

There might be openings in the North Bay at either the Glen Cove Marina or the Vallejo Municipal Marina. The City is a smooth 60 minute ferry ride away.

What do you mean by Redwood City? I know of at least 5 marinas in Redwood Creek, counting Westpoint.
